Another aspect to consider is the presence of any *landscaping or land protection constraints. In such areas, the construction of a swimming pool could be subject to stricter restrictions or even prohibited. For this reason, it is essential to request a *certificate of landscape constraint from the municipality.
In-ground swimming pools: construction permit and cadastral classification
For in-ground pools, which involve structural changes to the ground, a building permit must be applied for. The process is more complex than the DIA, and waiting times can be up to about three months.
In addition, it is important to know that the construction of a swimming pool could affect the cadastral classification of the dwelling. In particular, if the pool exceeds 80 square meters in area, the property could be classified as “luxury,” resulting in higher IMU and other taxes.
